A. Alberto Lugo founded Framing Futures Architectural Firm (FFAF) to deliver clear, buildable design with a long view. He leads projects from first conversation to ribbon cut, aligning stakeholders, budget, and performance goals. His method is simple. Listen, model, test, and refine until the building works on paper and in practice.

His portfolio covers civic space, housing, and workplace. Lugo pairs passive strategies with efficient systems to lower energy use and maintenance. He pushes for details that age well and for plans that adapt without waste. He values straightforward coordination with engineers and builders so delivery stays on track.

Flexible courts, classrooms, and cultural space in one roof. Solar arrays, cross ventilation, and locally sourced timber lower cost and impact.

Result. Energy model shows a 28 percent reduction in use. Floor plates convert from sports to civic events in hours.

Ironbound Lofts

Newark, NJ • Mixed use

180 homes with ground floor retail and shared courtyards. Brick and steel recall the district’s industry. Green roofs improve stormwater and comfort.

Result. Daylight access for most units. Community roof deck increased pre leasing and resident engagement.

Greenwich Innovation Hub
